Opinion Network News: On April 7, after Henderson Bay I at Sunrise Cove in Tseung Kwan O—led by Sino Land—sold 168 units in the second round of the public offering, due to strong market response, it immediately added a total of 127 standard units under the fourth price list.

According to the introduction, the newly launched 127 units include 14 1-bedroom units (open-kitchen layout), 81 2-bedroom units (open-kitchen layout), and 32 2-bedroom units (open-kitchen layout) plus study units. After deducting a maximum 15% discount offer, the transaction prices, on a “post-discount” basis, range from approximately HK$6.006 million to HK$9.496 million, with a price per square foot of about HK$16,120 to HK$19,613. Among them, the lowest-priced unit is Unit E on the 43rd floor of Tower 1A, with a practical area of 360 sq. ft., for an “post-discount” price of about HK$6.007 million.

On the day of the project’s second-round sale, 152 units were sold out, accounting for more than 90%, with cash proceeds of more than HK$1.1 billion in a single day. Together with the first-round sales and tender units, the project had sold 522 units in less than three weeks, with cash proceeds of over HK$4.6 billion, becoming the hottest-selling large-scale residential project in Kowloon this year.
